COMMERCIAL REAL ESTATE LOAN APPLICATION CHECKLIST

Use this checklist to prepare your documents before meeting with a commercial lender. Requirements vary by lender, loan program, property type, and borrower.


1. PERSONAL INFORMATION

  • Government-issued photo ID
  • Social Security Number
  • Current address and previous addresses
  • Contact information
  • Personal financial statement
  • Resume or professional/business experience
  • Personal tax returns — typically the last 2–3 years
  • Schedule of personal assets and liabilities

2. BUSINESS INFORMATION

  • Legal business name
  • Business entity documents
  • Articles of Incorporation or Organization
  • EIN / Tax ID
  • Business license, if applicable
  • Partnership or operating agreement, if applicable
  • Business tax returns — typically the last 2–3 years
  • Current year-to-date Profit & Loss Statement
  • Current balance sheet
  • Business bank statements
  • List of owners/partners and ownership percentages

3. FINANCIAL INFORMATION

  • Personal bank statements
  • Business bank statements
  • Investment account statements
  • Retirement account statements, if applicable
  • Documentation showing available down payment funds
  • Documentation for closing costs
  • Evidence of cash reserves
  • Documentation of other income
  • List of existing loans and debts
  • Information about other investment properties owned

4. PROPERTY INFORMATION

For the property being purchased:

  • Fully executed Purchase Agreement
  • Property address
  • Property description
  • Current rent roll, if applicable
  • Copies of existing leases
  • Property operating statements
  • Property tax information
  • Current insurance information
  • Property management information
  • Utility information, if requested
  • Existing loan information, if applicable
  • Appraisal
  • Title report
  • Environmental report, if required
  • Property inspection, if required

5. INCOME-PRODUCING PROPERTY DOCUMENTS

For properties that generate rental income:

  • Current rent roll
  • Copies of leases
  • Tenant payment history, if requested
  • Historical operating statements
  • Income and expense statements
  • Property management agreement
  • Vacancy information
  • Capital improvement history
  • Projected income and expenses

6. LOAN INFORMATION

Be prepared to provide:

  • Requested loan amount
  • Purchase price
  • Proposed down payment
  • Desired loan term
  • Desired amortization period
  • Proposed use of the property
  • Proposed use of loan proceeds
  • Information about any existing liens or mortgages
  • Information about other properties securing the loan, if applicable

7. CREDIT & DEBT

The lender may review:

  • Personal credit history
  • Business credit history
  • Existing mortgages
  • Business loans
  • Lines of credit
  • Credit cards
  • Auto loans
  • Other outstanding obligations
  • Payment history

DSCR — Debt Service Coverage Ratio

For an income-producing property, the lender may analyze whether the property’s cash flow is sufficient to cover the proposed debt payments.

Net Operating Income Ć· Annual Debt Service = DSCR

LTV — Loan-to-Value

The lender may compare the requested loan amount to the property’s value.

Loan Amount Ć· Property Value = LTV

Borrower Strength

The lender may also consider:

  • Credit history
  • Net worth
  • Liquidity
  • Income
  • Business experience
  • Real estate experience
  • Existing debt
  • Financial strength

Recommended Preparation

  • Organize documents in a digital folder
  • Make sure financial statements are current
  • Review your credit
  • Know how much cash you have available
  • Determine your desired purchase price
  • Estimate your down payment
  • Identify the type of property you want to purchase
  • Prepare a basic business/property plan
  • Be prepared to explain how the property will generate income
  • Ask the lender for its specific documentation requirements
